Given a new school building, 130,568sqft, type II-B construction.  Architect estimate of $17.5 million.  Construction bid of $14,406,101 which includes $4,213,619 for mechanical and plumbing work and $1,845,219 for electrical and data.
Question:
1.  What valuation would you put on the project for building permit purposes?
2.  Would the valuation for the building permit include Pl, Mech, and Elec. work?
3.  What would be the cost of the building permit for this project?
4.  If you include the P,M,E work in the building permit valuation, do you require separate permits/fees for Plumbing, Mechanical and Electrical?

1. $10.2 million
2. No
3. $37,128 ($2519.20 for the 1st $500K plus $35.70 for each additional $10K)
4. We would require separate permits for these trades. These fees are based on fixtures/units for plumbing and HVAC and square footage for electrical.

2. Yes - we use the total cost for construction, not an estimate
3. Deposit Fee - $9,148.44(25% of permit fee, collected to insure inspections are scheduled, they will recieve all of deposit back if all inspections are scheduled) Permit Fee - $36,493.75.
4. No - this includes all the permit fees needed.

We would use what it would take to rplace the building in kind. So no cost of the lot or landscape.

I took the bid minus the plumbing and HVAC. I see I would need to subtract electrical also. Change to $8.4 for answer to #1.

Permit fee would be reduced to about $32K.

I use the sq.ft. times the valuation using the table (approved by council) for constructin type and occuapncy catigory.
Contract amount is not the same as valuation.
